Challenge
Quattro Design Architects was approached by Speller Metcalfe to collaborate and provide a comprehensive coordinated construction package and to assist with the discharge of planning conditions including submission of S73 applications and landscape design services.
The site which is on land previously used as a playing field for Bridgwater College Academy, was acquired by Yarlington Housing Group following strong collaboration between the housing association and several private land owners.
Planning was approved for the mixed tenure development comprising 37 affordable homes including apartments and houses for both rent and shared ownership. The properties proposed are a mix of 2, 3 and 4 bed houses and 1 and 2 bed flats. With house prices in Sedgemoor more than nine times the average salary, the 37 new homes provided affordable rent and shared ownership options for local people.

Solution
For this project, Quattro produced a full set of working drawings, including integrated sub consultant engineer, timber frame manufacture and Employer Requirement specification information, resulting in a Building Regulations compliant and site specific package for the contractor.
At an early stage, we were also able to identify value engineering and buildability opportunities, which have resulted in a more efficient and streamlined build for the contractor, whilst maintaining the overall quality of the original design intent.
We have worked collaboratively and closely with structural and civil engineers, together with a timber frame manufacturer and SAP Assessors, to ensure all elements of the drawings and detailing correspond with all relevant building standards and specialist requirements.
By facilitating, coordinating and submitting the discharge of condition applications for the project, we were also able to incorporate and utilise our landscape design services on this development, which received an exceptionally swift approval by the Council.
The site is currently under construction and due for completion in 2021.
We are pleased that we were able to improve upon the target construction period to deliver these much needed affordable homes sooner than anticipated. This project (Kelston Close) is an example of true collaborative working.
