Newlands

Newlands is a residential development of 28 new homes situated in a quiet village setting near Bromyard in rural Herefordshire, the site was home to one existing dwelling and surrounding land. Due to our experience as design and build architects, Quattro was appointed to compile drawings and co-ordinate the project through to achieving a planning consent. Following approval, Quattro was appointed to compile workings drawings and landscape proposals.

The scheme had previously achieved an outline approval and our application was for reserved matters to gain approval of details for the layout, scale, appearance, access and landscaping.

Through on-going consultation with Sanctuary, the wider public and the Local Planning Authority, a proposal for developing the existing site was formulated.

All site constraints were assessed including, the protection of neighbouring resident properties, the protection and enhancement of the site ecology and tree scape. Due to the rural nature of the site, birds and bat species and numerous other species of wildlife were considered when designing the proposal.

All units were afforded with secure private amenity and suitable parking arrangements. Two areas of public open spaces were included in the scheme, these are key elements within built environment neighbourhoods; essential for encouraging and facilitating a variety of physical activities.

We proposed a scheme for 28 dwellings with a mix of single and two-storeys across the site in an appropriate layout to address the surrounding context.

We achieved planning approval and through a Design and Build procurement went on to construct a successful scheme completed in March 2020.

Each house has been designed to a high standard combining modern interiors with a classic finish sympathetic to its countryside surroundings.

A traditional design approach was adopted using pitched roofs and a mixed-use of brick and stone throughout the elevations, this was intended to provide interest and contrast within the scheme and within the wider locality. The site offers quality living accommodation for all budgets and a small selection of homes are available to buy via a flexible shared ownership scheme. The market town of Bromyard is close by where a hub of shops, schools and local businesses can be found. Stoke Lacy offers a fantastic setting for buyers who want countryside living within easy reach of a number of amenities.
