A first of its kind for Worcestershire, the project involved the creation of a Community Land Trust (CLT) for the delivery of ten affordable homes, four private homes, allotments and a brand-new village hall. 

We participated in a number of community consultation events, which saw the village coming together, enabling local residents to be directly involved in designing the layout and appearance of the homes and the hall.

The Challenge

This landmark project in Tibberton, Worcestershire is for the mixed development of dwellings and community facilities.

Quattro successfully won the project through competition.

A first of its kind for Worcestershire, the project involved the creation of a Community Land Trust (CLT) for the delivery of ten affordable homes, four private homes, allotments and a brand-new village hall.  Over 100 local people form Tibberton CLT; the charity will be responsible for overseeing the development of these new facilities for the benefit of local people.

Unlike most CLT’s, which are dedicated to the provision of affordable housing, this ambitious project sets out to create much needed updated public facilities, including a new village hall, as the expanding community has outgrown the existing hall. An area will also be set aside for allotments, contributing to the health and wellbeing of the local community.

Our Solution

We participated in a number of community consultation events, which saw the village coming together, enabling local residents to be directly involved in designing the layout and appearance of the homes and the hall. Early engagement, understanding and listening to the points of view of the community, engenders a sense of ownership of the project and support through the planning process.

Working with Rooftop Housing Group, our residential housing architects established the correct housing mix to respond to the affordable housing need of the local community. We were challenged to create a development that responds positively to its rural context, whilst also addressing the complex topography of this steeply sloping site and integrating the scheme into the existing housing development and community. Using materials that complement other buildings in the village and a layout that sensitively responds to the existing dwellings and green infrastructure surrounding the site, we created a development that lies in harmony with its surroundings.

Latterly, we have worked closely with the successful Design and Build contractor, Speller Metcalfe, assisting them in the delivery of this scheme by producing a full package of construction phase information, taking the ethos of the design, translating it into working drawings and ultimately delivering both the affordable and the private homes.
